What types of properties does PIE Interiors design?
Apartments, condos, townhouses, single-family and multi-family properties — furnished residences, rentals and hospitality-oriented investment properties.
Do you only work with short-term rentals?
No. We work with short-term, mid-term, corporate and furnished long-term rentals, as well as owner-occupied properties that want a hospitality standard.
What is the difference between The Refresh, The Transformation and The Turnkey Stay?
The Refresh improves an existing furnished property. The Transformation redesigns and furnishes substantially. The Turnkey Stay covers design, furnishing, installation, styling and rental-ready preparation end to end.
Are furnishings included in the professional design fee?
No. Professional design fees cover our expertise, planning and project work. Furniture, décor, merchandise, delivery, installation and third-party costs are separate unless a proposal specifically includes them.
How much should I budget for furnishings?
It depends on the property size, condition and the standard you want to present. We help establish a realistic furnishing budget during consultation.
Do you purchase furniture for clients?
We manage procurement on your behalf once merchandise funding is received. Procurement is billed under the terms of your project agreement.
Can I keep some of my existing furniture?
Yes, where it supports the design. We assess existing pieces for condition, scale and cohesion before recommending what to keep, repurpose or replace.
Do you manage installation?
Yes. Installation coordination is included in The Transformation and The Turnkey Stay, and available as an optional service otherwise.
Do you work with contractors?
We coordinate with contractors engaged for the property. Contractor work and costs are separate from design fees.
Do you provide photography?
We prepare and style the property for photography and can coordinate a photographer. Photography is quoted separately.
How long does a project take?
Timelines depend on scope, property condition and vendor lead times. We provide an estimated timeline with every proposal.
Can you guarantee increased bookings or rental income?
PIE Interiors does not guarantee bookings, occupancy, nightly rates, revenue, property appreciation or investment performance.
