Final fees depend on square footage, number of rooms, condition, complexity, location, timeline, access and scope. Larger luxury homes, multi-unit projects and renovation-heavy properties are quoted individually.

Payment structure

  • 50%Due at signing and project commencement
  • 30%Due before the procurement or installation phase

  • MerchandiseApproved merchandise and third-party costs are funded in advance as required

Procurement & merchandise

  • For full-service projects PIE Interiors may charge a procurement or merchandise management fee, typically 20–30% on merchandise purchased and managed through PIE Interiors. The exact structure is stated in your proposal.
  • Furniture and merchandise funds are paid before orders are placed. PIE Interiors does not finance client purchases.
  • Vendor pricing, stock and shipping can change until an order is successfully placed.
  • Returns, restocking charges, final-sale restrictions and warranties are governed by the applicable vendor.

How fees are quoted

All pricing shown is a starting framework and may be revised in a project-specific proposal. Regulated architectural, engineering, structural, electrical, plumbing, contracting and permitting work must be carried out by appropriately qualified professionals.

PIE Interiors does not guarantee rental income, occupancy, nightly rates, reviews, search ranking, property appreciation or return on investment.

Professional design fees are separate from furniture, décor, merchandise, contractor, delivery, installation and other third-party costs unless specifically included in a proposal.

Furnishing and merchandise funding is always held separately from professional design fees. Procurement terms are stated in your project agreement.
