Terms of Service

These terms apply to the PIE Interiors website, project inquiries and client portal. Project work itself is governed by each client's signed services agreement, which controls wherever the two differ. This page was last updated in September 2026.

01Who we are

These terms govern your use of the PIE Interiors website, the project inquiry and proposal features, and the client portal. PIE Interiors is the design studio operated by Positive Investment Estate, based in Richmond, Virginia, USA.

By using this website, submitting an inquiry or signing in to the client portal, you accept these terms. If you do not agree, please do not use the website or the portal.

02Website use and content

Content on this website — including descriptions of services, pricing guidance, case studies and photography — is provided for general information only. It may be updated, corrected or withdrawn at any time without notice.

You may browse the website for your own personal, non-commercial use. You may not copy, reproduce, scrape, republish or commercially exploit any part of the website, including photography and written content, without our written permission.

You agree not to misuse the website: no unauthorised access attempts, no interference with its operation, no submission of false or misleading information, and no use of the website for anything unlawful.

03Inquiries and proposals

Submitting an inquiry through Start a Project, the contact page or any other form does not create a client relationship, guarantee that a project will be accepted, or reserve project dates.

Any service recommendation, indicative fee range, design plan or starting plan generated from your inquiry is a preliminary guide only. It is based on the information you provide and is not a quotation, an offer, or a commitment by either party.

A binding engagement arises only when both parties have signed a client services agreement and the initial payment has been made. The signed agreement and its accepted proposal govern the engagement and control in the event of any conflict with these website terms or anything shown in the portal.

04Professional fees and payment

Professional design fees are set out in each proposal. Unless a proposal states otherwise, the professional fee is payable 50% at signing or project commencement, 30% before the procurement or installation phase, and 20% before final handoff.

Furniture, décor, appliances, linens, shipping, freight, delivery, assembly, storage, contractor charges, photography, permits, taxes and other third-party costs are separate from professional fees unless expressly included in a proposal, and are generally funded in advance before orders are placed.

Prices, availability and lead times quoted by vendors may change before an order is placed. Custom, made-to-order, clearance, opened, assembled, installed or final-sale items may be non-returnable, and third-party merchandise remains subject to the seller's or manufacturer's own return, damage and warranty policies.

Services outside an approved scope — additional rooms, substantial redesigns, excessive revisions, client-caused delays or additional site visits — may be billed at the hourly or per-project rates published on our Services page or stated in the proposal.

05No performance guarantees

PIE Interiors does not guarantee bookings, occupancy, nightly or monthly rates, rental revenue, guest reviews, platform ranking, property appreciation, resale value, tax treatment, financing results or return on investment.

Any discussion of guest appeal, market positioning or rental readiness is design and hospitality guidance, not financial advice or a promise of results.

06Contractors and third parties

We may recommend or coordinate third-party vendors, installers, delivery services, photographers, cleaners or tradespeople. Unless we expressly contract as the provider of that service, those third parties are independent businesses responsible for their own work, licensing, insurance, warranties, scheduling and compliance.

Links to third-party websites or services are provided for convenience. We are not responsible for their content, policies or performance.

07Client portal accounts

The client portal lets you view the quotes, design plans and project progress associated with your inquiry. You are responsible for keeping your sign-in credentials confidential and for everything done under your account.

You must use the email address associated with your inquiry so the correct project records can be matched to you. Approving or requesting changes to a quote in the portal is a recorded project decision; it does not by itself constitute a signed client services agreement.

We may suspend or close an account that is misused, that provides false information, or where we reasonably believe security has been compromised.

08Communications

By submitting an inquiry or creating an account you agree that we may contact you about your project by email or telephone, including sending your quote, design plan and project updates. Transactional messages are part of the service; you can manage marketing preferences separately.

Written approval given by email, through the client portal or by another agreed written method may be relied upon as authorisation for project decisions under a signed agreement.

09Photography and portfolio

Unless a client has agreed otherwise in writing, PIE Interiors may photograph completed projects and use non-sensitive images for portfolio, website, social media and business promotion. We never intentionally publish access codes, alarm details, confidential documents or other sensitive security information.

Clients who prefer their project not to appear publicly can choose that option in their client agreement.

10Intellectual property

PIE Interiors retains ownership of its original design concepts, presentations, mood boards, drawings, specifications, templates and other creative materials, except for rights expressly transferred in writing. Clients receive a limited right to use final project materials for the property and project they were created for.

You may not resell, reproduce for another property, commercially distribute, or pass off PIE Interiors' design materials as the work of another designer without written permission.

11Liability

The website and portal are provided “as is”. While we take reasonable care, we do not warrant that the website will be uninterrupted, error-free or free of harmful components.

To the extent permitted by law, PIE Interiors is not liable for indirect or consequential losses arising from use of the website, reliance on preliminary recommendations or indicative figures, or the acts and omissions of independent third parties. Liability under a signed client services agreement is governed by that agreement.

Nothing in these terms excludes liability that cannot lawfully be excluded.

12Privacy

Personal information submitted through the website — such as your name, contact details and property information — is used to respond to your inquiry, prepare proposals, operate the client portal and deliver our services. We do not sell your personal information.

13Governing law

These terms are governed by the laws of the Commonwealth of Virginia, USA, without regard to conflict-of-laws rules. Disputes will first be addressed through good-faith direct communication.

14Changes to these terms

We may update these terms from time to time. The version published on this page applies from its publication date. Material changes will be reflected here, and continued use of the website after an update constitutes acceptance.
