Interior Design for Investment Properties

Design decisions on an investment property are also operating decisions. We plan the interior with both in view.

A property-minded approach

PIE Interiors sits within Positive Investment Estate, so we look at a property the way an owner does: what it costs to furnish, what it costs to maintain, and how it presents to the people who will use it.

Budget planning

We separate professional fees from the property furnishing budget from the outset, so you can see what design and coordination cost and what the physical items cost. Budgets are planned room by room before anything is ordered.

Durability and specification

Specification is where an investment property is won or lost. We choose materials and construction that tolerate turnover, and we favour pieces that can be replaced individually rather than whole-room sets that must be redone at once.

Procurement and installation

We manage sourcing, ordering, lead times, delivery windows and installation, and keep a record of what was bought for the property so it can be reordered or replaced later.

Presentation and long-term replacement

The interior is the property's public face, so we finish it properly for photography and handover. We also document what is in the property so replacements can be handled without redesigning the room.

Common questions

Do you guarantee a return on the furnishing budget?

No. We do not make revenue, occupancy or return guarantees. We are responsible for the design, furnishing and installation of the property.

Can you work to a fixed furnishing budget?

Yes. We plan the furnishing budget room by room and work within the figure agreed before procurement begins.
